CapitaLand Development (CLD) has announced the debut of Gourmet Xchange, Singapore's largest strata-titled food facility and the first integrated waterfront food hub in Kallang. Designed to support food businesses across the entire value chain, Gourmet Xchange brings together modern food production, architectural heritage, and public riverfront spaces in a genuinely central location - delivering a model that Singapore's food industry has long needed.
The development sits on JTC's first Industrial Government Land Sales (IGLS) site to pilot adaptive reuse, where an existing 1980s terrace factory block has been retained and adapted for food manufacturing and related activities - preserving Singapore's industrial development history while enabling sustainable new development.
"Gourmet Xchange will set a new benchmark for how industrial developments can evolve. What makes the project unique is how it connects food businesses directly with communities. By introducing public and riverfront spaces with dining, events and lifestyle experiences alongside production facilities, we are creating new opportunities for brands to engage customers."
- Ronald Tay, CEO of CapitaLand Development (Singapore)

Singapore’s First Community-Centric Waterfront Food Hub
In line with the Urban Redevelopment Authority's (URA) plans to rejuvenate the Kallang River precinct, Gourmet Xchange aims to become an active and inclusive hub that transforms the Kallang riverfront into a vibrant community destination. By bringing food production closer to where people live, work, and connect, the development reflects Singapore's broader evolution towards centrally located industrial spaces that support both economic activity and everyday urban life.
This intersection of food production, community, and public space is part of a wider national policy direction. Singapore's government has been actively strengthening the infrastructure underpinning local food production, and Gourmet Xchange is a direct expression of that direction in built form.
A Purpose-Built Food Hub Engineered for Scale and Efficiency
Purpose-built for modern food manufacturing, Gourmet Xchange offers production-ready environments engineered for operational efficiency and scalability. Its prime city-fringe location delivers exceptional island-wide connectivity: well-served by four major expressways (PIE, CTE, KPE, and ECP), within walking distance of three MRT stations, and less than 20 minutes from Singapore's CBD and key F&B clusters in the east.
Gourmet Xchange is also the first strata-titled food development in Singapore to achieve the Building and Construction Authority's (BCA) top-tier Green Mark Platinum Super Low Energy (SLE) certification with Whole Life Carbon and Maintainability Badge - setting a new benchmark for sustainable food-grade industrial facilities in Singapore.
Versatile Spaces Across the Food Industry Value Chain

Comprising 264 units in a nine-storey production block and eight terraced units in a three-storey heritage block, Gourmet Xchange's diverse unit mix makes it suitable for food businesses across the entire value chain. The development accommodates a wide range of business models: from production facilities, central kitchens, and cloud kitchens to storage and distribution operators, F&B outlets, and food innovation players.
Key infrastructure features include:
Efficient floor access through the first three floors for 40-footer container trucks
Wide 16-metre driveways for smooth vehicle movement up to the ninth storey
Generous ceiling heights of up to seven metres
Ramp-up access supporting direct loading and unloading at multiple levels
The Heritage Terrace: Preserving Singapore’s Industrial Legacy
The Heritage Terrace at Gourmet Xchange - an adaptive reuse of Kallang's former 1980s terrace factory buildings - will be integrated into the wider development. This marks JTC's first IGLS site to pilot adaptive reuse at scale, reflecting a growing national commitment to sustainable industrial redevelopment. The story behind these buildings and CapitaLand's approach to preserving Singapore's industrial history is explored in detail in this article.
What This Launch Means for Food Operators and Investors

For food business operators, Gourmet Xchange addresses a longstanding gap in Singapore's industrial property market: a modern, food-zoned, centrally located facility where production, distribution, and customer engagement can coexist under one roof.
For investors, the launch confirms the development's commercial momentum. The combination of a Blue-Chip developer, a government-policy tailwind around food production infrastructure, Green Mark Platinum SLE certification, and a scarce central location creates a compelling set of fundamentals. Singapore's industrial property is also exempt from Additional Buyer's Stamp Duty (ABSD).
